01Themes
The TenantIQ theme.
Warm and light-first: white into warm stone, charcoal ink, a deep umber chapter, and TENANTIQ's gold as the one accent.
02In its look
A page in this theme.
The skeleton is shared: the grid, the rail, the type scale and the motion. The skin is the theme's: grounds, ink, the accent and the faces.

The values and laws that make tenant-iq.com look like itself. Part of hiq-design, branch
v2. The shared rules every theme follows are in hiq-core-design.md. How a theme plugs
into the kit, and the contract every theme meets, is in KIT.md section 0. The values are
in theme.css, beside this file. Written 23 October 2026 from the direction in
~/Projects/HubIQ/tenantiq-web/TIQ-design-direction/. Not yet worn by any site: tenant-iq.com
adopts it in phase 6 (THEMES-PLAN.md).
The idea: a cousin, not a copy
TenantIQ shares HUBIQ's skeleton:
- the rail;
- the six columns and their hairlines;
- the type scale and the motion;
- every kit component;
- Space Mono for labels.
It does not share HUBIQ's skin. Where HUBIQ is cool, dark-first and green, TenantIQ is warm, light-first and gold:
- a white ground warming into stone;
- charcoal ink;
- a deep umber chapter;
- gold as the one accent.
Someone who knows hubiq.co.uk should recognise the family on tenant-iq.com, and still feel it is somewhere else.
Grounds
HUBIQ's light grounds lean blue, towards its ink. TenantIQ's lean warm, towards the brand
umber #5B564D, and stay that way (Gideon, 23 October 2026, after the specimen). Same
chapter rule: never the same ground twice in a row.

| Forest | --ground-forest |
#433E37 |
Deep umber. The forest role is HUBIQ's name for its coloured dark chapter; here it is warm. |
| House | --house |
#FFBB00 |
Gold as a whole band, once a page at most. Charcoal on it. |
Why the chapter is deep umber and not the brand umber itself. The kit sets body text
on the forest ground in --muted. On #5B564D that text would have to be almost as
bright as the headings (luminance 0.6 or more) to reach 4.5:1, which flattens the
hierarchy. One step deeper, in the same hue, keeps headings, body and labels clearly
apart. The brand umber appears as the label colour on light grounds instead, one step
deeper (#524D45) so it also holds on the gold band.
The gold rule
Gold #FFBB00 is TENANTIQ's lease and this theme's --house. It measures 1.69:1 on
white and 1.53:1 on stone, so law 8 applies exactly as it does to HUBIQ's green:
- On a light ground, gold is a fill. Pills, marks, the lattice, a highlighted chip, a whole gold band. Anything on it is charcoal (7.02:1). Structure there is charcoal hairlines.
- On charcoal and umber, gold may be a line or text. 7.02:1 on charcoal, 6.23:1 on umber.
- The second gold,
#EEA61C, is--house-2. It follows the same rule: a fill only on light grounds (2.07:1 on white), a line or text on dark ones (5.74:1 on charcoal). Use it where HUBIQ uses its second highlight: lighting words in a line, a secondary mark. Never as a second general accent. - Never gold text on white. Every value check passes it, and it is unreadable.
A lease note for the record. #EEA61C sits about 10 degrees from HUBIQ's held 5Di
orange #F78A20. That is fine here, since 5Di never appears on tenant-iq.com. Any HUBIQ
surface that shows TenantIQ beside 5Di should use the primary gold only.
Type
- Everything, display included: Inter Tight (Gideon, 23 October 2026). HUBIQ sets its display words in Poppins, so one face throughout is a quiet difference in itself.
- Labels: Space Mono, kept as a deliberate family resemblance.
Contrast, measured
WCAG 2.x relative luminance from the hex values above, truncated to two decimals, never rounded up. Thresholds: 4.5:1 for text, 3:1 for large text and structural lines.

The build checks the pairings the kit's ground classes use (25 of them) every time a site on this theme builds.

Signature components. The direction has a few pieces the kit does not:
- rotated rail labels;
- outsized numerals in braces;
- the circular badge;
- the oversized wordmark.
They go in
components/beside this file when phase 6 needs them, and move into the kit only if a second theme wants them.
